New Year’s Resolutions For Success

Dear Friends,

Ralph Waldo Emerson (1803-1882), philosopher, poet and public speaker, wrote this a long time ago, but his thoughts are still timely for today, especially when we think about making New Year’s resolutions:

To laugh often and love much; to win the respect of intelligent persons and the affection of children.

To earn the approbation of honest citizens and endure the betrayal of false friends; to appreciate beauty; to find the best in others.

To give one’s self; to leave the world a bit better, whether by a healthy child, a garden patch, or a redeemed social condition.

Interesting – Or Interested?

Dear Friends,

At any kind of gathering but especially during holiday party time, do you find yourself struggling to make conversation with strangers?

Well, a wise person once said, “Be interested instead of interesting.” In other words, the best way to get a conversation going with someone you don’t know is to be interested in them, rather than offering (perhaps over offering) information about yourself. How do you show you’re interested? By asking questions that aren’t too personal, and elicit more than a “Yes” or “No” answer. For instance:

· How do you know our host/hostess?
· What are your plans for the holidays?
· What do you think about (a current event)?
· I’m looking for a new restaurant to try – do you have one you love?
· There are so many movies coming out over the holidays – can you recommend one?

Finally: Listen to the person’s answer, make eye contact, and prompt further conversation by nodding when appropriate and saying “Really?” or “How interesting!” And who knows? That person you were nervous about talking to just might become a friend.

I practice achieving one goal at a time.
I am relaxed as I focus on one thing at a time because it's just easier that way.
I like what's familiar so much that sometimes I can become comfortable not getting things done because I may be trying to do too much at one time.

I love this idea:
I am using familiarity in my favor.
I am comfortable with small successes, and I know the bigger ones will follow.

The Leader Attitude

Dear Friends,

As the week ends and the weekend approaches, I sit here thinking about a question I was asked recently. "What it is to be a leader, to actually lead, what does really it take?"
As I ponder this question, I glance over to my bookshelf and I see a book I haven't read in years, and a thought pops into my mind.

As a leader, it’s important to project the correct attitude to those who spend their days working for and with you.

Here are some sage words from my bookshelf and the book Napoleon Hill in The Law of Success in 16 Lessons:


“Until you have learned to be tolerant with those who do not always agree with you – until you have cultivated the habit of saying some kind word of those whom you do not admire – until you have formed the habit of looking for the good instead of the bad there is in others, you will be neither successful nor happy.”

Do or do not – there is no try.

Dear Friends,

There are some Toxic words that you should never use during a consultation with a client, or even when your talking to yourself, we go over all of the words you should never use in our workshop, SkyRocket Your Sales: The 5 1/2 Step Sales Process.

For those of you who have already attend the workshop, here is a refresher, and if you haven't attended yet, here is a preview, and today's tip:

STOP TRYING!

For example:
Try to stand up or try to sit down.

Notice what happens when you try anything – it means you do nothing. Try to have consistent, predictable, reliable income.

When people say they’re going to try, they’re planning to fail. Notice if you have been trying for years to make various changes. Now notice if the feeling of trying has become familiar. People like what’s familiar, so once you get used to trying, the mind doesn’t want to shock you by letting you succeed!

Have you become familiar with the experience of trying or struggling?
If so, it may be time to find out what happens when you move beyond trying.
What happens when you imagine having the words and tools to succeed?
How does it feel?

Start feeling successful, and focus on having what you want now.

As the famous philosopher Yoda said, “Do or do not – there is no try.”

Remove your "buts" from your selling vocabulary

Dear Friends,

There are some TOXIC words that you should never use, especially in sales.
I go over all of the words you should never uses in our workshop, SkyRocket Your Sales: The 5 1/2 Step Sales Process. For those of you who have already attend the workshop, here is a refresher, and if you haven't attended yet, here is a preview, and today's tip:

Remove your "buts" from your selling vocabulary

I heard what you said, but...
I know what you mean, but...
I agree with you, but...
That's one way to do it, but...
Yes, that's a good product, but...
Honey those jeans do look good on you, but...

Whenever we use the word BUT we really mean DISREGARD WHAT I JUST SAID so I can say what I really mean!

We often don't recognize when and how often we use the but word. And rarely do we so overtly tell another "I'm right and you're wrong," especially in a selling situation. We use the but word instead.

Try this...
I heard what you said, and I don't see it the same way.

I know what you mean and I really don't agree.

I agree with you and I have another thought as well.

That's one way to do it and I might do it this way.

Yes, that's a good product and I know of a manufacturer who makes the same product.

Honey, those jeans do look good on you and I really like the pair you wore yesterday.

You get the point.
It's simple.
It requires practice.
It's subtle.
It's got to be real.
I'm not saying don't use the but word. It has it's place.
What I am saying is use it less in your selling vocabulary.

The process of and is a building word. It takes the stance of "collaborative" instead of "competitive."

All working or selling relationships have 4 primary stances.
Combative
Competitive
Cooperative
Collaborative

These 4 primary peer stances are evident in the workplace and selling place. For now, suffice to say, that COLLABORATIVE is the highest form and the one most likely to produce a WIN-WIN relationship.

Using the and word instead of the but word resemble the collaborative, synergistic and healthy relationship between you and another.

Practice using the AND word by replacing the BUT word for one week and notice the difference yourself.

Effective business strategies is a process of often seemingly insignificant changes in your DEEDS, DIALOG, and DATABASE that helps to shape perception and increase your refer-ability.

Adversity – or Opportunity?

Dear Friends,

A neighbor was living her busy life when her car was rear-ended and she ended up with a back injury. She was going to be laid up in bed for several weeks, and I wondered what I might do to help her.

Then I thought about the power of words to comfort and inspire, and I put together some of my favorite quotes about overcoming adversity – for my friend, and for you:

Developing Your Talents To Yield Results

Dear Friends,

Achieving a high level of success is something many people aspire to do. Most people naturally have the desire to achieve a high level of success in all areas of their lives. Some of these areas
include relationships, work, sports; etc. To achieve success in any of them however, a few key components such as discipline, hard work and persistence must be present.

When it comes to your career or how you choose to make your living, many people aren't exactly sure what road they want to take. Simply put, they don't know what they want to do with them selves. I approach this problem with one premise. Develop your talents and natural abilities.

Those that achieve high levels of success are usually doing what they are naturally good at or have "knack" for. Congruent to that, is the fact that these same people work extremely hard but their work is a "labor of love" so they don't even really view it as work. The work that they perform consists really of them developing and improving these talents to reach their maximum potential.

Take professional baseball players for example. For most of them, baseball either came fairly easy to them or they loved playing so much that they played consistently and eventually developed a great ability. Either way, a professional baseball player is an expert in his field and he loves what he does. I've never heard of a successful pro-ball player complain about his job.

I believe that every single person is either given some God-given talent or possesses certain traits or abilities that are unique to them that they can use to develop and improve talent. With that talent, they can then create a certain advantageous platform for them to expand upon.

The first step in this process is to take a minute and think about your hobbies. Think about the activities or events that you seem to participate in and the actions that you seem to perform the most frequently for sheer enjoyment purposes. Write them down on a piece of paper. After doing so, take a good look at each one and think about what it is exactly about each one that seems to bring forth enjoyment to you or why you find it entertaining.

Perhaps you love listening to music and deep down inside you have desire to create your own music so that you can provide that level of enjoyment to someone else just as someone has done for your or at least share it with them. Or maybe you are a sports fanatic and beneath it all, you admire that strategic planning among the opposing teams or the burning desire to achieve victory.

What ever your reasons for enjoying or being entertained by certain aspects of life, I'm sure that buried deep inside of you, are qualities and or abilities that relate to those aspects (which is why you identify or admire them so much) that you can harness and then develop to their maximum potential to position yourself to be successful. How you can market them is another process but before that, you must identify them.

Now even if you believe that these abilities do not exist within you, don't worry. You can develop them from nothing. That's right, you can develop them from nothing and the process is fairly simple.

The fact that your even reading this article tells me that within you is the desire to improve some aspect of your life and to ultimately become a success. The key now is feed the desire with what you already have or what you can transform pretty easily.

People usually spend a lot of their time doing things they enjoy.

When you spend a lot of time doing something, you tend to become better at it. So here's the key, if you can identify what it is about your hobbies that you enjoy so much and apply that component to something productive that can yield a result (like extra income for example)you can be on your way to achieving success. Talent develops similar to the way compound interests works with a savings plan. Each time you improve 1 element of talent you become more confident and that alone will multiply your abilities exponentially.

When you couple this process with modeling other successful people, the results can be tremendous. Before you can model others and strategically plan how you will market or sell your abilities, talents or services, you must first identify them. The exercise described above is a great start.

Buyers Agency and Negotiating

Good Morning,

Yesterday I instructed the sales qualifying class at SIBOR, one of the topics covered was buyers agency. During the break we began discussing what makes a good buyers agent, who should become one, and how you can justify getting paid.

I cover all of these topics in my sales meetings and in my One-On-One Coaching with clients from around the country and today I'll share with you part of those teachings.

Experience shows that being a Great negotiator is one of the best skills to have in order to become a great buyers agent, and one of the easiest ways to justify your compensation.

How do you explain your negotiating skills?

I explain it this way during my initial consultation with my clients:
You may or may not find the script below helpful, but I would like to suggest that you read it several times before you try it with your next client.

One of my jobs during this transition is to be your negotiator, and when it comes to negotiating a pit bull. Making sure your goals and saving you money. I will negotiate for you as if i was negotiating for my self. I will act as if your money is my own.
My negotiating skills alone are worth every cent I'm compensated.

As your negotiator, I imagine you want me to have a clearly defined process for helping you get what you need, want and wish, do you not?

Give them a copy of the book you believe best represents the method in which you negotiate.

My favorite book on negotiation is Getting to Yes: Negotiating Agreement Without Giving In

As you hand the book to your clients say, "Maybe you’ll find value from this book. It represents my philosophy and methodology that I use while negotiating for you."

You may choose to write your own report or book about your method of negotiating.
Mark up the books with Post It notes and your personal thoughts written in the columns of the pages.

I coached a Realtor from NJ the script and book worked so well for him that he bought a case of them from Amazon.com

7 Surprising Keys to Happiness

Have you ever had one of those days where you just wish you were in a better mood?

Perhaps you tried to shift your state of mind to something better but struggled to achieve it.


Sometimes we get stuck in our own 'stinking thinking' and forget how easy it is to feel happier, so here are seven simple ways to lift your mood that many people have found useful and some of them may surprise you!


1. Go for a walk.

Most folk know that going for a short daily walk is one of the best forms of exercise. If you can, go into a natural environment with flowers, trees and birds. What will you notice first? The different shades of greenery, the fresh smell of country air, the bird sounds, or the sunlight shining through the tree foliage.

2. Listen to some quality music.

Music creates magical effects. It can shift the listeners state within moments. Why not dig out that album you haven't listened to in ages or why not tune in your radio to something you've never listened to before.

3. Think of others less fortunate.

The fact that you are reading this article suggests that you are probably much better off than many, many people on this planet! What if you were to imagine being in space looking down on the amazing beautiful earth, noticing all the oceans and lands with the clouds above... And then thinking about the fact that there are many human beings that are starving, homeless and in lots of pain... Allow your compassion for them to grow.

4. Read something radical!

How many different types of magazines can you get these days?! Have you ever waltzed into a big newsagents and just browsed through the magazine racks? It's incredible. Why not buy a magazine you wouldn't normally buy. You never know you may discover something wonderful!

5. Laughing at laughter.

Have you ever had the experience when you just laugh for no good reason? Isn't it great! Laughter is one of the best ways to lift your spirits. Can't think of anything funny?
Try grinning at yourself insanely in the mirror and notice how difficult it becomes to control your giggle muscles!

6. Simple breathing meditation.

A great exercise that you can do anywhere is a simple breathing meditation.
No need to dress in orange robes.
Simply find yourself in a comfortable sitting position with your back straight. Now close your eyes and become aware of the flow of air into and out of your nostrils. That's it! Do this for 10/15 minutes and you'll find yourself pleasantly surprised how you feel afterward.

7. Doodling just for fun!

Remember when you were young and you used to doodle with crayons for hours. Kids love drawing silly little pictures, why not adults? So get some pens, pencils, crayons or whatever you have and just draw - doodle away until your state of mind shifts.


You might agree that these are all pretty simple and that's what's so good about them. Making changes, mundane or profoundly life-changing, are easily and quickly achieved by putting into action simple ideas, methods, tools and techniques.

Me And The Travel Club Lady

I received a call last month saying I “won” a contest from a form that filled out at a boat show.
What I had “won” was a free trip for 2 including airfare to Las Vegas or Orlando and hotel accommodations.
All they asked me to do was go to their office and sit in on a 60 min presentation about their vacation club.

I smelled a rat, but in my line of work I actually attend these types of things very often. Why? Because I want to hear their sales pitch.

They were very friendly when I got to their office, offered me water or a cup of coffee. Then Francine my sales person introduced herself and walked me into another room.

The room was set up with round tables with vacation brochures spread out on them.
We sat down. Francine started her pitch...
She showed me all the nice vacation spots that I could go to and all the great things that I could do while I was there if I only signed up with them.
Then Francine went straight into the numbers...
Saying that the average vacation costs X amount of dollars and if I joined there membership it would only cost me half. She was doing the old reduce to the ridiculous sales gimmick.
Once she was done she asked me what I thought. I told her I was not sold yet.

Francine said she was going to go get her closing manager to see if there was anything they could do on the price.
(I didn’t object to the price so this was kind of weird).
The closing manager came over and gave me her pitch.
It was the same that Francine gave me, just with lower numbers.
I told the manager that I was not interested, she tried 3 more times. Then left our table.

Francine asked me what I did for a living and I explained to her that I help people.
She asked me how.
I asked Francine if she was open to some coaching.
She said "Yes"

I said to Francine “I’m not going to tell you that your approach to selling vacations could be greatly improved because you already know that, what I would like to suggest is that you change your opening statement using my Magic Words.
She said,” What is Magic Words?”

I explained to her that her greatest opportunity to improve her ratio of sales is to use words that caused people to be five times more interested in what she is saying” I asked her out of ten people she sat down with each week now how many would actually buy the vacation packages?
She said 1 or 2.

I said, " I’m curious, can you imagine what would it would feel like if you had the exact words that caused 4 or 5 people out of 10 to buy from you.” She said, "That would be great"!

I asked, "What’s important about improving your sales by 100% to you?”
She said, “I could go home earlier and study for college so I can finish school.”

I said, “ I won’t tell you that you will feel better when your home studying for college so you can finish school instead of out here selling vacations because you already know that, but I will tell you that until you change your approach you won’t be studying and finishing.”
She said, “ What should I say?”

I felt the shift from me giving her advice to her asking me for help.
This is a critical step if you want to influence people.

So I suggested that she use the following Magic Words on her next sales presentation.

I was wondering, if you can imagine how happy you would feel to know you could go on a fabulous vacation any time you wanted to just by picking up the phone?

She said, “Say that again.” So I took my pen out and wrote her script on the same page she was writing all those numbers on.

I was wondering, if you can imagine how happy you would feel to know you could go on a fabulous vacation any time you wanted, just by picking up the phone?

I asked her to role-play it with me a few times to get the right tone and cadence.

She was really a terrific student.

We practiced it a half dozen times then I said, "Go get'em".

I gave Francine my number and asked her to let me know how the Magic Words worked for her.

Francine called me 3 days later and told me that she already had 4 sales for the week. She asked me if I had any other tips.

I gave her my second tip
"The Question Game"
When speaking with customers always ask the question behind the question.
“What about ___ is important to you?”

She thanked me for my help and for my magic words.

I told Francine that they were her magic words now.
